Asset Management
The Asset Management Division of SRES manages properties both within the context of the owner's investment objectives and local market conditions. The division will craft asset management strategies and a hold/sell analysis for each property. The Asset Manager's frame of reference is the client's investment objectives, risk/return tolerance, as well as the property's life cycle. The manager is more narrowly focused on the position within the local market, its potential for appreciation or depreciation and anticipated holding costs. Asset Managers will review and recommend an appropriate set of strategies for each asset, based on:
- Market analysis
- Lease review
- Operational review
- Environmental review
- Property Management/Leasing Agent review
- Property tax evaluation
These analyses form the basis for each property's Preliminary Business Plan, fundamental planning and operating document. The plan is the foundation of a complete management plan which charts the long term future of each property. The Asset Manager will make a recommendation to the client as to whether the property is a candidate for an immediate sale, a short-term hold (one-to-three years) or a longer term hold (three-to-five years). Based on this decision, enhancement programs may be recommended, or an exit strategy formulated.
